The Background to Commercial EPCs

Commercial Energy Performance Certificates (EPCs) form part of the final implementation in England and Wales of the European Energy Performance of Buildings Directive 2002/91/EC and have been introduced to help improve the energy efficiency of all non-domestic buildings. 

 

Since 4th January 2009 it has been a legal requirement for all commercial buildings larger than 50mē to have an EPC whenever the building is sold, built or leased and they are intended to inform potential buyers or tenants about the energy performance of a building.  This may then be considered as part of the investment or business decision to buy or occupy that building. In order to comply with government legislation the building vendor or landlord has the legal responsibility to provide the EPC as soon as marketing commences and to have the EPC produced by an accredited assessor.

  

An EPC will provide an energy rating for a building which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation and lighting). The energy rating given on the certificate reflects the intrinsic energy performance standard of the building relative to a benchmark which can then be used to make comparisons with comparable properties.  It is accompanied by a Recommendation Report, which provides recommendations on how the energy performance of the building could be enhanced, together with an indication of the payback period.
